£535,000 Commercial Refinance Unlocks Capital for Long-Term Portfolio Growth

Client Background 

Our clients, G & L are experienced property landlords and developers with a diverse portfolio built over 30+ years and currently valued at approximately £6m. 

Their portfolio includes a semi-commercial property comprising of two retail units (one of which is operated by the family) and seven residential flats. 

The funding requirement was to refinance this property from its existing lender and release capital to support further property investment opportunities.

 

Challenges Faced 

The property was held solely in the names of the parents, which limited lender options due to age-related criteria and affordability considerations. 

In addition, one of the retail units was owner-occupied and operated by the family business, meaning there was no passing rental income to support lending on that element of the security. While the remaining shop and residential units were fully let, the income was still somewhat restricted.

 

How we helped 

We recommended introducing their son as a co-borrower and joint owner, strengthening the application and improving lender appetite by enhancing long-term succession planning and affordability. 

The son already operates the on-site retail business and also holds his own buy-to-let portfolio, providing additional credibility and financial strength to the application. 

We approached multiple lenders to secure the most suitable terms to meet the client’s objectives, and provided close, hands-on support throughout the process to guide the clients through each stage of underwriting and approval.

 

The Outcome 

A £535,000 refinance was successfully completed on a 25-year repayment term. 

The structure delivers affordable monthly repayments, comfortably covered by existing rental income from the investment units. 

The clients now have surplus capital available for their next acquisition and are positioned as cash buyers, strengthening their ability to move quickly on future opportunities.
